Czech Bank Puts Highly Liquid Mortgaged Structural Clay Tile Manufacturing Property Up for Sale

  In the recent years, the construction market has more than tripled in Ukraine. Large-scale development dominates; the market continues to grow in terms of both volume and quality indicators. Buyers prefer innovative and environmentally friendly construction technologies. Structural clay tiles used in construction nowadays are an environmentally friendly and high-tech building material. The dimensions of structural clay tiles exceed those of usual bricks more than tenfold. They boast high frost and sound resistance, optimal water exchange, and superior fire safety. They are more durable and resistant to the influence of external factors than foam concrete and gas-concrete blocks, can withstand heavy loads, and endure moisture and temperature fluctuations. The small specific weight of structural clay tiles due to their high hollowness helps accelerate construction of foundations and almost halve costs. Functional ridges on of the tile surface facilitate finishing works and help reduce plaster consumption during those. Ukrainian developers are currently forced to import large volumes of structural clay tiles from Poland among other countries, because one of the leading local manufacturers of this building material ceased operation during the 2008 recession, failing to fulfil its credit obligations to the bank. As a result, the bank put up the mortgaged assets for sale in October: a modern plant for the manufacture of structural clay tiles in the village of Kuzmyntsi, Kagarlytsky District, Kyiv Region. The plant boasts state-of-the-art equipment by the leading English (JBS), Italian (OMS), Spanish (Verdes), Japanese (Fanuc), Czech (CONTAR Plus, PKI Teplotechn), German (Siemens) and US (Caterpillar) manufacturers and uses cutting-edge technology in the production. The total area of the property is about 16,000 sq m. Area of the site totals 3 ha. Buildings include the premises accommodating production lines and foundations for processing equipment as well as administrative and residential premises and enough land the plant’s second-phase facilities. The three-floor administrative building is attached to the production facility. The preparation shop has enough capacity to feed simultaneous operation of the plant’s two production lines, which make up to 120 million structural clay tiles per year. The tiles are suitable for high- and low-rise construction. Located 90 km away from Kyiv, the plant has an advantage of being very close to the capital’s construction sites and the main transport infrastructure.
